What we built
Second-story addition over the existing two-car garage. New 480 sq ft primary bedroom, walk-in closet system, and spa-grade bathroom with steam shower, freestanding soaking tub, and heated marble floors. Roofline reworked to honor the 1962 mid-century architecture.
Adding a primary suite over a garage is structurally aggressive — the original framing was never sized to carry a second floor. Our structural engineer specified moment frames and a rebuilt knee wall before any finish work began.
The bathroom is the heart of the project. Honed Carrara marble runs from floor to ceiling in the wet area, with a Mr. Steam generator hidden in the attic eave and a Brizo Universal thermostatic system that the owners actually understand how to use.
By scheduling structural work in winter and finish work in spring, we kept the homeowners in the house for the entire project — the existing primary stayed functional until the new suite was move-in ready.
